If you're changing the structure's footprint, height or configuration, you'll need a Development Application through Lake Macquarie City Council and likely a Crown Lands licence for the waterway occupation.

Much of the lake bed — particularly the western shore around Toronto, Wangi Wangi and Rathmines — is soft alluvial mud deposited by creek systems. Piles driven into this substrate can gradually settle under load, especially if they weren't driven deep enough originally. Remediation involves either re-driving deeper piles or adding screw-pile footings that anchor into firmer material below the mud layer.

We recommend a professional inspection every 3–5 years, with annual visual checks by the owner. Pay particular attention to splash-zone rot on pile heads (just above waterline), settlement or tilting, and decking fixings. Properties on the exposed eastern shore near Belmont and Swansea should inspect more frequently due to higher wave energy.

A jetty (or wharf) is a fixed structure supported by piles driven into the lake bed. A pontoon is a floating platform that rises and falls with water level, connected to guide piles or shore anchors.
